Temporary high balance loan limits are set to revert back to their permanent levels on September 3oth.  This means that your loan must be funded and  closed prior to 9/30.  In addition, lenders will start establishing deadlines for locks and submissions.  I was shocked to read an email this morning that one of my biggest and best lenders will not accept temporary loan limit locks after Friday, July 29th!

If you’re in the temporary loan range, for either buying or refinancing, this is going to have a significant impact on you: your interest rate, your equity/down payment requirement and your overall loan options.  It’s a huge dis-service to consumers and homeowners that we will not be able to benefit from higher loan amount options.

Here’s a table of the counties in California, by County, Permanent Loan Limit and Current Temporary Loan Limit.  Many of the homeowners I work with are in the high-cost areas and are able to take advantage of loan limits up to $729,750, so if your loan amount is between $625,500 and $729,750, I recommend you refinance now (or, if you can help the timing, buy!)
